I collaborated closely with the landlord to curate a transformative 85,000 sq. ft. department store spanning three levels. This comprehensive project involved concept creation, branding, tenant acquisition, financial modeling, and property development.
Key Achievements
1. Concept Development and Branding
• Created the project concept and established the brand identity, including designing logos, marketing materials, and a fully functional website.
• Developed a cohesive narrative and aesthetic to position the development as a key regional destination.
2. Marketing and Media Outreach
• Launched a targeted marketing campaign, leveraging local and regional media through strategic press releases.
• Enhanced visibility of the site, generating significant interest from prospective tenants and investors.
3. Tenant Acquisition
• Secured over 66% of the ground floor lettable space (10,157 sq. ft.) at a rental rate exceeding £23 per sq. ft.
• Leased 13,935 sq. ft. of first-floor office space at an average rate of £16.50 per sq. ft.
4. Property Expansion and Development
• Facilitated the acquisition of an additional property opposite the development.
• Oversaw its conversion into 9 apartments and 2 retail units, expanding the project's overall value and appeal.
5. Financial and Operational Planning
• Prepared detailed financial models and presentations for bank lending, securing necessary funding for the development.
• Developed a service charge budget plan and financial modeling to ensure sustainable and transparent operational management.
6. Stakeholder Collaboration
• Worked in close coordination with architects, solicitors, and other stakeholders.
• Drafted legal agreements and heads of terms to streamline negotiations and ensure project compliance.
Impact
This project resulted in the successful transformation of a significant retail and office space, achieving competitive rental rates and securing high-profile tenants. The expansion into residential and retail units further diversified the offering, enhancing the long-term value of the development.

Ben Rafferty was retained as a consultant by my company from February 2022 until March 2024 and made a significant contribution to the success of my development in Warrington town centre. In February 2022 I had just acquired 27-31 Sankey Street Warrington, an 85,000 square foot dis-used and derelict former TJ Hughes Department store. Ben was instrumental in a number of elements of the project and throughout its construction phase as well as assisting in the branding, marketing, letting and launch of this mixed use development. Ben was professional from the outset and I would not hesitate to recommend him for any consultancy work, his knowledge and business acumen was second to none and pivotal in building relationships and making the Hive the fantastic success it is today.
